Whitbread are the number one hotel operator in the UK with over 840 hotels and 800 restaurants now open and a target increased from 110,000 to 125,000 rooms.

MP Real Estate are retained to identify and secure new opportunities across the eastern region.

A stand alone Premier Inn, (those that aren’t sited with a branded restaurant), can be new build, stand-alone or part of mixed use schemes (with retail, offices and residential space).

Sites must be reasonably prominent and have good road access. They tend to be in town centres but we will look at edge or out-of-town sites. On-site parking will depend on whether there’s good public car parking nearby. If not, we would look for up to one space per room.

A Premier Inn with branded restaurant provides a Whitbread branded restaurant (e.g. a Beefeater Grill, Brewers Fayre, Table Table or Taybarns) with a hotel of over 40 bedrooms. Typically these sites can be edge or out-of-town sites of around 1.7 acres, standalone sites or part of a mixed-use scheme. We will also consider town centre sites with a high footfall if there’s potential to put the rooms above the restaurant and around 100 parking spaces.

We will consider both freehold and leasehold deals, based on a developer’s turn-key basis.
