Ipswich supermarket sold to Farmfoods
18th November 2021
Aldi have sold their former store on Meredith Road, Ipswich, to Farmfoods.
The store became surplus to requirements following the opening of the new Aldi store on Europa Way in Ipswich.
The store provides circa 15,000 sq ft with 78 car parking spaces on a 1.093 acre site.

New Colchester Aldi opens
18th November 2021
Aldi have opened their new store at Stane Retail Park, Tollgate, Colchester.
Developed by The Churchmanor Estates Company plc, the 18,482 sq ft Aldi store joins B&Q who opened a few weeks ago with M&S Food and others opening in early 2022. The store replaces the pre-existing store on London Road which had become too small.
Upon completion, Stane Retail Park will provide 173,000 sqft of retail and 687 car parking spaces.

MP Real Estate, acting on behalf of Joseph King Holdings Limited, has completed the sale of 1 All Saints Street, Norwich.
The occupational lease was recently regeared to provide a 12 year term in preparation for sale.
The property was placed at auction with Allsop.
The sale forms part of the restructuring of the client’s property portfolio which has already seen the successful sale of assets in Holt and two properties in Great Yarmouth.
The vendor was represented by MP Real Estate and Allsop.

Aberdeen Standard sells Castle Park Cambridge to Brydell Partners for £63 million

Aberdeen Standard Investments, acting on behalf of Phoenix Life Limited, has completed the sale of Castle Park, Cambridge to Brydell Partners.
Castle Park extends to 122,000 sq ft, across 9 buildings and is let to tenants that include Tees Law, Amazon, Oracle Global Services Limited and Newable Office Space.
Aberdeen has undertaken a phased refurbishment programme of four buildings in the park, with a further property currently stripped out with planning permission to extend the building.
The sale price was £63,000,000.
The vendor was represented by MP Real Estate and the purchaser by Fineman Ross.
Frontier Estates sells Bishop's Stortford Care Home to Aberdeen Standard Investments

Frontier Estates has exchanged a funding agreement with Aberdeen Standard Investments to construct a 78 bed care home in Bishop's Stortford.
The care home will be situated within the wider residential development of Stortford Fields which will comprise 2,200 residential units.
A new GP Surgery and Day Nursery will adjoin the care home, forming part of the Local Centre.
MP Real Estate acquired the wider site on behalf of Frontier and is retained on lettings and investment sales.
The care home is pre-let on a 35 year lease to Quantum Care Limited at an annual rent of £838,400 (£10,749 per bed) with annual RPI rent reviews, subject to a 1% collar and 4% cap.
The net development value is £19,200,000, reflecting a net initial yield of 4.10%.
Aberdeen Standard Investments acted on behalf of the Council of the Borough of South Tyneside.
Frontier Estates was advised by MP Real Estate and Christie & Co with Aberdeen Standard advised by CBRE.
New Stowmarket Aldi opens

Aldi have opened their new store on Gipping Way, Stowmarket.
Aldi acquired this derelict site from Columbia Threadneedle in 2018. The 2.84 acre site occupies a prominent location in Stowmarket town centre and adjacent to Travis Perkins and Wickes.

New Peterborough Aldi opens
10th June 2021
Aldi have opened their new store at Peterborough One Retail Park in Eye, on the east side of Peterborough.
The 18,500 sq ft Aldi store will be their 5th supermarket in Peterborough - with other branches in Hampton, Bretton, Stanground and at the Maskew Avenue Retail Park.
Peterborough One is home to Van Hage Garden Centre, The Works and Inflata Nation. Further phases proposed by Targetfollow include up to 30,000 sq ft of retail, leisure, pub and leisure space.

Newmarket Aldi opens

Aldi have opened their new store at Exning Road, Newmarket.
Aldi bought the 4 acre site unconditionally in 2016. Earlier this year, Aldi sold circa 2 acres to Anchor Lifestyle Developments Ltd who will be delivering 69 residential extra care apartments in a 3 storey building along with 51 car parking spaces on the land behind the new Aldi.

Alua sells Ipswich industrial investment to CIFCO

Alua Property Partnership LLP has completed the sale of Units 2-5 Cavendish Street, Ipswich to CIFCO Capital Limited.
CIFCO Capital Limited is the commercial property investment vehicle for Babergh and Mid-Suffolk District Councils.
Tenants on the estate include Screwfix and Ipswich Clutch Centre.

Clare College completes mixed use graduate and private rented Cambridge development

Clare College has completed the redevelopment of the St Regis site on Chesterton Road to provide the college with 85 student rooms, 15 studio apartments and 14 one and two bed flats fronting onto Hamilton Road, Cambridge.
The striking buildings provide modern graduate accommodation for the College and an income from the 14 flats on Hamilton Road.
MP Real Estate acted for Clare College in evaluating the options for the site, appointing and co-ordinating the delivery team and securing planning permission.
Premier Inn to open new hotel in Cambridge
26th April 2021
Premier Inn have agreed a pre-let for 25 years on a new build hotel adjacent to the Grafton shopping centre fronting East Road in Cambridge.
Planning permission has been approved for redevelopment of the existing bus turning circle and service yard to provide a new 153-bedroom hotel with ancillary restaurant.
The Grafton Centre is owned by Legal and General who appointed Cambridge based developer, Wrenbridge, as their development consultant. The Grafton Centre has recently been subject to a £28million refurbishment.
Construction of the new hotel is scheduled to commence in 2022.

Business unit acquisition at Cranes Park, Ipswich

Acting on behalf of IR-Entertainment Ltd, we acquired unit 33 at Cranes Park, measuring circa. 5,661 sq ft, within the new 140,000 sq ft development of industrial/warehouse units located within Ransomes Europark, Ipswich’s largest industrial area.

Newmarket care home site sold to Anchor

Aldi have sold 2 acres of surplus land adjacent to their proposed new store in Newmarket to Anchor Lifestyle Developments Ltd.
The site is located on Exning Road on the edge of Newmarket town centre and next to the Newmarket Leisure Centre.
The new Aldi store is under construction and scheduled to open in Summer 2021.
Anchor will be delivering 69 residential extra care apartments in a 3 storey building along with 51 car parking spaces.

Joseph King sells Great Yarmouth recycling centre to EMR

Joseph King Holdings has sold South Quay, Great Yarmouth to European Metal Recycling Limited (EMR).
The sale forms part of the asset management strategy of the group as it looks to recycle funds into more modern assets.
MP Real Estate is retained by Joseph King to asset manage the portfolio and secure new investment opportunities.

New Southern Police Station for Cambridgeshire approved by planners
11th March 2021
Cambridgeshire Constabulary has been granted planning for the development of the new Cambridgeshire South Police Station by South Cambridgeshire District Council.
The new police station in Milton will replace the existing facility at Parkside in Cambridge.
Area Commander for the south of Cambridgeshire, Superintendent James Sutherland said: “After a considerable planning and consultation process, we’re delighted to say that planning permission has now been granted.
"We are extremely excited about the new development and the opportunities it will provide us, including adequate cell provision, which will inevitably reduce travel and time costs allowing our officers to spend more time on patrol.
"We are grateful to everyone who has supported us with this project and we look forward to moving on to the construction phase of the project which we anticipate will start in December (2021) with a view to being operational in the summer of 2023."
